We're tossing around the idea of an LV. I have been sketching out some custom floor plans. She does tours at her factory every month, I believe. My biggest complaint about the LV is not enough windows... I know, but I live on a piece of property with 360° views and no neighbors. And I would actually like something more organic than the LV, but I could live with it.

Jennifer Siegal does some pretty amazing things with containers. I believe she is in Culver City, CA. Or maybe Venice.

There are a lot of pre-fab/modulars out there, of varying taste and price ranges. Have you looked?

ohhh yeah ive looked. i adore what jennifer siegel has put out. (she is wayyyy costly tho at 260$ per sq foot) and she is in santa monica i believe. she lives in venice tho.

i really like the quik house (that has a lot of windows (well light at least) im just worried that it might be better in pictures than in real life.

i kno what u mean about something more organic. but these are very cost effective and the shell is reasonable so we can spend more on luxury kitchen n bathroom lol ;)

also the LV is gonna be shipping to canada in 2008. so that d be cool. we r selling our house this next year and then gonna build. cant wait.

some guy i kno told me i shouldnt buy one of these pre-fab. i should just go to an architect / builder and just tell him what to do with the containers. and it comes out the same price. i have a hard time believing that. but i could be wrong.

      whatya think?

The one I really like that is more organic is the Living Homes pre-fab designed by Ray Kappe ( www.livinghomes.net/homesKappe.html ) I have been in the first one (RK1), while they were building it, but I'd really like to see the second one (RK2). Pricey, though.

        Marmol-Radziner makes some interesting pre-fabs now ( www.marmolradzinerprefab.com/ ), but, again, $$$$$.

Here is a pretty good list ( www.fabprefab.com/fabfiles/...sthome.htm ) Lots of great stuff– Michelle Kaufmann, iT House, kitHAUS...

I don't know about pre-fab containers versus custom designed, but I know that a lot of the pre-fabs now are not necessarily more cost effective, like they used to be. We go back and forth between doing something pre-fab or going with an architect from scratch. One thing I really think the pre-fabs have going for them (whether kit or modular) is the fact that they are built in a controlled environment. I once heard the perfect comparison– would you rather have your car built at the factory, or would you like them to bring all the materials and build it in your driveway?

        Makes sense to me...

          hahahah tru dat ;)

          it does make perfect sense.

and thanx for the links :) ive been doing so much research on these containers ughhhhh. it helps to get some feedback from other ppl thanx again.

i think we will prolly go with an architect and have him / her build it. hopefully it ll fit perfectly with our budget of 300-350k. (including land and foundation)

and then we would be mortgage free.

          yayyyyyy

No mortgage is definitely a yayyyyyy.... That's what we are working toward.

See if you can find a place that sells used containers. If the architect has to get them, he/she may charge a premium. There was a place we went a few years ago, a used large equipment yard (we bought our bulldozer there), that had 40' containers in new condition for $3250 a piece. If you could find a place like that you could probably save a lot of money, even with delivery.

Whatever you do, remember to have fun with it.

            :)

wow. cool thanx for the info :)

i think ill definately try n buy them myself. i agree i think it ll save a lot of money. and then get the architect to build the house from what i buy.

and yeah i reallllly wanna be mortgage free. more $$$$ to travel and just live and be.

and honey i always have fun ;)

              hehe

I work for an architect down in LA and we have definately talked on how we are cheaper than a prefab. When it comes to the cost - you can save money by helping the architect understand exactly what you want, and then communicating well in the design phase. It gets more expensive later when you change your mind with the design. Also materials play a huge roll in how much it will cost. Definately do materials research and asks lots of questions to the architect and contractor. That will help the bottom line too.

wow. thanx for the info brittany!

i will do just that. i am a designer as well (jewelry tho- but some say its like small architecture ;) so i understand the logistics and possibilites design / wise. so im hoping that that will save on some expenses. and we do kno exactly what we want.

materials will play a huge roll. i plan on putting the budget where its necessary in the structure and foundation. the only luxury places will be the kitchen and bathroom. the rest of the house will be pretty stark, just walls and windows with the same flooring thru the house (prolly bamboo) . ppl put a fortune in wood in their houses, in baseboards, decorative elements, cornises etc. i dont want any of that. simple and beautiful.

i appreciate ur help, any other info u can think of, please spill....

              thanx,

              manu

Correct me if I'm wrong but I always thought that prefab homes were less money that conventional home building.

u would think that i kno eh?

but as my research continues, i find it is not necessarily the case. i am still pondering the pros and cons of buying a pre-fab container house OR having an architect and contractor build my house on my soon to be purchased land in the kootenays of bc.

i am still open to suggestions and any advice ppl have.

the benefits of pre-fab (modern pre-fab / modular / cargotechture) are that these places just need to be assembled and it is relatively quik (pun intended ;) however modifying them to suit ur exact needs costs more and u may not have it exactly as u like.

but building from scratch means possibly running into problems that can delay construction and incurr more costs. but in the end u have potentially ur dream house.

            ahhhhhh so many decisions.

maybe u have some advice steve?

            thanx

I don't know what type of containers these 40 footers are - but I recall that the stainless steel and fiberglass trailers that the gov't issued to Katrina victims in N'Orleans would radiate formaldehyde and other toxins at, in a majority of cases, 40 times the limit of health standard testing.. watch out, but if those work out.. send me to the source!

    Hi there,

My name is Craig from zerocabin.com . Keith Dewey from zigloo.ca
and I are building our business to supply containers that have been tested
for formaldehyde and lead paint. Once tested and approved we are then shipping
the containers inland to various builders who are prefabbing bunk houses and
    other modular homes.

We want to share resources and techniques surrounding all things green and
cool in order to expand the concept of container architecture.

If anyone needs into visit our site at zerocabin.com or email me at
    craig@zerocabin.com

    Craig.
